รายการ A MODEL OF FACTORS AFFECTING TALENT MANAGEMENT AND ORGANIZATIONAL COMMITMENT OF MEDICAL PERSONNEL IN THAILAND IN BOTH THE PUBLIC AND PRIVATE SECTORS(2025-02) Nutchaya Udomchairat; Nontipan Prayurhong; Vichit UonThe purpose of this research is to develop a model of causal factors affecting talent management and organizational commitment of medical personnel in Thailand in both the public and private sectors. The researcher applied the mixed methods research: consisting of quantitative research and qualitative research. Regarding the quantitative research, the samples were 520 medical personnel in Thailand in both the public and private sectors. Regarding the qualitative research, the researcher used the purposive sampling to define 5 key informants and another 5 experts for confirming the model. With regard to the analysis results of structural equation model according to the hypotheses, the adjusted structural equation model had all six goodness of fit indices that passed the acceptance criteria: χ2 /df = 1.020, CFI = 1.000, GFI = 0.973, AGFI = 0.954, RMSEA = 0.006 and RMR = 0.007. It can be concluded that the structural equation model had a good fit with the empirical data.รายการ Causal factors of project success affecting the business growth of residential real estate(2025-05) Yutthasart Punya; Vichit UonReal estate is one of the fastest-growing and rapidly evolving industries. In Thailand, the real estate industry has seen remarkable development across all categories, including residential properties, commercial buildings, and condominiums. However, this industry continues to face several challenges that affect its long-term growth and sustainable development. Key issues, their causes, and potential solutions in the residential real estate sector include rising prices, limited access to financing, economic risks, market oversupply, regulatory and legal constraints, market uncertainty, and property management problems. The objectives of this research are: 1) to examine the causal factors affecting the project success and business growth of residential real estate, 2) to analyze the influence of causal factors of project success affecting the growth and profitability of residential real estate, and 3) to develop a causal model of project success factors affecting the growth and profitability of residential real estate. The researcher collected data through interviews and online questionnaires targeting residential real estate between March and April 2025, with a sample size of 400 respondents. The analysis results indicate that leadership affects project success, leadership affects business growth through project success, risk management affects project success, risk management affects business growth through project success, and project success affects business growth. Entrepreneurs can make better decisions regarding business expansion or investment in new projects and can manage various situations more effectively, thereby gaining a competitive advantage and achieving their business goals as planned.รายการ The Relationships Between Destination Branding and Destination Selection:A Study of Generation Y in Bangkok(2566-06) Thanaporn Kariyapol; Vichit UonThe aim of this paper is to investigate the relationships between destination branding and the choice of destination of Generation Y in Bangkok, to propose the development of the destination to be recognized and chosen by tourists. This is a qualitative study whose data was collected by interviewing 150 key informants in four central locations of Bangkok: Sathorn, Silom, Siam, and Ari, where the business centers and office buildings are located. The results show that Generation Y in Bangkok travels more domestically during and after Covid- 19. There is a relationship between destination branding and destination selection by Generation Y in Bangkok, as they want to travel to a destination where they can showcase themselves on social media. Generation Y travels throughout the year to refresh themselves from their daily duties and responsibilities. Coasts and historical sites are the most popular destinations because there are plenty of activities for them and their family to do, both indoors and outdoors. To be considered as a destination, many destinations need to improve their branding and other facilities and stand out from other places.
